Owning a home

Local Property Tax (LPT)

A yearly tax on residential property, based on your own valuation of the home at 1 November 2025 for 2026 to 2030. Band 1 (up to €240,000) pays €95.

What it means

LPT is a yearly tax on residential property, and the money goes to local authorities. You value the property yourself; for 2026 to 2030 the valuation date was 1 November 2025, and that valuation sets your band for the whole period.

The bands were widened by about 20% for the new period. Band 1 covers values up to €240,000 and pays €95; band 2, from €240,001 to €315,000, pays €235; and charges rise through 19 bands to €3,110 for homes worth €1,995,001 to €2,100,000. Above €2.1 million LPT is 0.0906% of the first €1.26 million, 0.25% of the next €840,000 and 0.3% of the rest.

Each council can set a local adjustment factor of up to 15% above or below the basic rate. You file and pay through myAccount or ROS, either in one payment or spread over the year.

Example

A home valued at €350,000 is in band 3, with a basic charge of €333 a year. In a council that sets its factor at 15% below, LPT is €283.05; at 15% above, €382.95.
